6320 Via Colinita is a single family lot that backs up to Palos Verdes Drive East.
The developer's plan, submitted to City of RPV in March 2024,
calls for a 90-unit, 13-story, 150,000 sq.ft. building
with multi-level underground parking for 100 vehicles.

We are not against affordable housing in RPV.
We are against reckless and unsafe land use planning.
We will join the fight to reform "Builder's Remedy" in California
which allows developers to ignore ALL EXISTING zoning laws.
Questions:
Why is this structure allowed?
The City of Rancho Palos Verdes has submitted to the State of California its
Housing Element. It is pending state approval. This Housing Element includes the City's
plan for allocating affordable housing sites throughout the city.
However, developers have taken advantage of the Builder's Remedy loophole which
allows them to build anywhere in the city, ignoring all zoning laws for
height, density, setbacks, parking, infrastructure requirements, view obstruction,
access to city services, etc.
What is Builder's Remedy?
Builder's Remedy is a legal mechanism that will negatively impact every California city
until it is repealed.
It allows builders to ignore any city's rational plan for housing and zoning.
Because the State of California has yet to approve the Rancho Palos Verdes Housing Element,
Builder's Remedy provides a loophole for developers to ignore local control and build anything
they want in any locaton.
Does allowing this structure address California's affordable housing needs?
NO. Developers have a legitimate means to create affordable
housing throughout Rancho Palos Verdes
by abiding by the City's Housing Element Plan, which follows reasonable and fair zoning laws
and achieves the State's requirement for greater capacity and low income housing.
This proposed structure is only 20% affordable housing, with
80% at maximum market rates, with no regard for zoning laws.
Will this structure impact all of Rancho Palos Verdes?
YES. Traffic on the entire east side of the hill will be negatively impacted.
Nearly all our streets are narrow, single-lane roads and are not equipped for such a development.
The proposal has no setback requirements and is adjacent to busy and
narrow Palos Verdes Drive East.
The City may be responsible for expensive infrastructure and utility improvements
to be paid by all Rancho Palos Verdes taxpayers.
How do we fight this?
Join the coalition and get involved! Educate yourself on the law. Please help us
with any expertise you can provide. Support our group's efforts to use all legal remedies
at our disposal. This will require paying for expert legal representation to fight back.
